New legislation (Social Housing (Regulation) Act 2023) is increasing pressure on housing associations to be more proactive in providing healthy, adequate homes.
A review by the housing ombudsman and subsequent guidance and legislation rightly prohibits housing associations from blaming tenants and from using language that insinuates blame, such as blaming “lifestyle”.

Our solution
We have developed a custom AI to automate the analysis of IoT data to enable housing associations manage asset risk at scale and to empower tenants to improve the health of their homes.
Our solution follows the following process:
- Acquire - import data from IoT sensors (ours and/or yours)
- Analyse – a suite of algorithms runs automatically across 30 days of data to identify specific issues and their root cause.
- Action –specific advice to tenants and housing associations so that they know what to do next
- Improve – validate and quantify the resulting improvements and communicate to both tenants and housing associations.

Case study - Tuath Housing
Since March 2023 Ambisense has been monitoring the risk of mould and damp, the risk of fuel poverty and the risk of vacant properties in Tuath Housing’s housing stock.
We have been providing them not just with the data for them to interpret, but with automated results of analytics algorithms that produce risk factors based on key parameters. This information has been provided to Tuath through reporting and live data streams on a dashboard.
Tuath can prioritise the worst affected properties and engage with tenants using factual and impartial data without the need for a site visit. The data provided allows them to take an educated, proactive approach to properties that require additional works. After works have been completed they can monitor and compare the property's environmental conditions before and after the works using unbiased data to judge the success of the works taking additional steps where needed.
