Artificial intelligence is already affecting our everyday lives, whether we realise it or not.

The NHS and local and central government have led the way in its adoption in the UK - but what about social housing?

It's the one thing we hear about constantly, but how are we using it? Really?

What’s being used? What’s holding us back? And what do we need to move forward?

On the AI Pulse is the largest and most comprehensive AI survey the social housing sector has seen.

Why it matters

Our recent survey was open for two weeks and will help us:

  • Understand the true appetite for AI across the sector - how it’s being used, where it’s adding value, and how impact is (or isn’t) being measured
  • Uncover the real barriers to AI adoption - from organisational culture and confidence to governance, ethics and risk
  • Track how things are changing over time - so we can see what’s working, what’s improving and where more support is needed
  • Make the case for embracing and maximising AI - in ways that genuinely benefit organisations, teams and tenants
  • Shape the future of AI support in social housing - helping us collaboratively find solutions that are practical, relevant, grounded in reality - and meet your needs

Who can take part?

Anyone working in a social housing organisation. In our first stage, we asked as many people as possible to give their views and honest opinions.

From customer-facing teams to executives, IT to HR, housing management to governance. AI affects the whole organisation and we need every perspective.

On the AI Pulse is:

  • A simple, focused survey
  • Open for two weeks each time its run
  • Completely confidential

This is the most comprehensive AI snapshot of social housing to date and it’s about organisational culture, readiness and appetite, not just tools and technology

There are no right or wrong answers; just real ones.

And there’s more

Alongside the survey, we’ll explore AI in housing in even more depth with a Delphi panel, experts with real-world knowledge who will independently give their views and feedback to help us determine a consensus.

The survey captures breadth. The Delphi panel adds depth.

Together, they’ll give us powerful, credible evidence to help identify any potential solutions to support you in understanding the importance of embracing and maximising AI – and ensure you have the skills to do it.

On the AI Pulse – Participant Guide

It's is a short survey capturing how people working in social housing currently experience and feel about the use of artificial intelligence (AI) in the sector.
It aims to build a clearer picture of how AI is understood, used, and perceived across housing organisations.

Anyone working in the housing sector.

This includes customer-facing colleagues, managers, specialists and executive leaders. You don't need technical knowledge of AI to take part.

Please answer based on your own experience, opinion and understanding.
There are no right or wrong answers. If you're unsure about something, just respond based on your impression or what you see in your role.

In this survey, AI refers broadly to digital tools or systems that use data and automation to support tasks or decisions.
Some people may think of AI as tools like ChatGPT or Copilot, while others may associate it with systems working in the background.
Simply answer based on your own understanding and experience.

The goal is to better understand how AI is currently being experienced across the housing sector.

The more perspectives we gather, the clearer the overall picture becomes. Findings will be shared with the sector to support discussion and learning.

Yes. The survey doesn't collect personally identifiable information and responses can't be traced back to individuals.

Responses are stored securely by Typeform during collection and then processed locally by the researcher. Results will be reported only in aggregated form.
Because responses are anonymous, individual responses cannot be identified or deleted.

What our members and partners say about us

“Talking to passionate innovators and visiting schemes in person stimulated discussion in a way you just cannot get online, and lead to really starting to think about how we move from awareness and understanding implementation.”
