What is Safe?
About this session: The expectation is clear: “When acting as landlords, registered providers must take all reasonable steps to ensure the health and safety of tenants in their homes and associated communal areas”. But working out what “reasonable steps” involves is a complex and nuanced problem.
What the session will cover: In discussion with DIN Associate , Matthew Gardiner, Alison and Jesse will talk about how “safe” is complex and multi dimensional, with the context of the building that somebody lives in being only one of those dimensions (but noting that it is the one that is most usually KPI’d!).
Other dimensions include the characteristics of the neighbourhood around the home, of the individual themselves (remembering that these will change over time), and of the history of a resident’s previous interaction with their landlord.
Together we will try and answer the question “what are the factors that landlords need to take into account when deciding how they will interpret, measure and be held accountable for resident safety.”

Alison Inman is a powerful advocate for residents’ interests. As Chair of TPAS, NED at Saffron Housing and former CIH President she has unique insights into the work of social landlords from a multitude of perspectives.
Who should attend: Safety is something that concerns us all. We expect interest from many different teams with housing, repairs and assets all having active roles in ensuring residents are safe. There may also be interest from transformation, governance and audit perspectives.
