Awaab’s Law Series: Embedding Awaab’s Law in Property Services
This new three part webinar series gets under the skin of the legislation. We’ll look at what’s happening on the ground, the operational realities, the cultural shifts, the unexpected hurdles and we’ll hear directly from members and partners who are already navigating the change. Expect honest insights, practical takeaways, and space to share what you’re learning too.
We’re pleased to be delivering this series in partnership with Raven Housing Trust, chaired by Natalie Flageul, Executive Director of Customer Experience at Raven, alongside DIN’s Property Channel Lead, Annemarie Roberts. Natalie oversees service delivery for residents and communities, including responsive repairs, and brings deep experience from her time at SSE Energy Services where she used customer insight to drive real behavioural and cultural change.
What You'll Learn
You’ll learn how Awaab’s Law is reshaping approaches to stock condition, diagnostics, and repairs at scale. The session will help you think through how to prioritise investment, reduce repeat damp and mould cases, and manage operational pressure within finite resources. You’ll leave with practical examples of asset-data use, service redesign and repair pathways you can adapt in your organisation.
Our speakers
Mike Ryan, Assistant Director of Property & Estate Services, Raven Housing Trust
With over 24 years of experience at Raven, I have progressed through a range of operational and leadership roles, giving me a strong, practical understanding of how to deliver safe, compliant and high-quality services for customers.
I have led the implementation of robust processes and systems to support compliance with Awaab’s Law, including the design, testing and deployment of Damp & Mould and Hazard management modules. Beyond systems, my focus has been on embedding a culture of accountability and continuous improvement, ensuring our teams are confident, well-equipped, and aligned in how they respond to customer needs.
Developing high performing teams is central to my approach. By investing in capability, clear standards and consistent ways of working, I have supported teams to deliver responsive, compliant and customer-focused services, strengthening both operational performance and regulatory assurance across the organisation.
Russell Grainge, Director of Assets at Habinteg will share their experience and learnings from implementing Awaab’s Law.
Habinteg Housing Association is a UK-based social housing provider with over 50 years of experience championing accessible and inclusive homes. They manage more than 3,300 properties across 86 local authorities in England, with a strong focus on enabling independence and community inclusion for disabled and non-disabled people alike.
Adrian Cheethan, Director of Repairs and Estate Services at Carion HA
Having worked in the Housing for 38 years in various roles but predominantly in Property, I believe the current environment is the most challenging faced by the sector, driven by Government, the Regulator and the Ombudsman. Focusing on Awaab’s Law, the changes that have already been introduced and those planned for later this year and 2027 are impacting differently on each organisation in the sector. I have been working closely with colleagues from the G15 and other organisations to prepare for Awaab’s Law and believe we still have a lot to learn, especially from each other.
Who should attend?
This series is designed for housing association professionals who are directly involved in implementing Awaab’s Law and tackling damp and mould. It will be particularly relevant for property and asset management teams, compliance and health & safety officers, and customer experience leads who oversee service delivery. Senior leaders and board members will also benefit from understanding the operational challenges, emerging practices, and lessons being shared across the sector.
