Introduction

This webinar provides a comprehensive overview of Awaab’s Law, now that the Hazards in Social Housing Regulations have been issued, which is due to come in force on 27 October 2025.

Dorota has nearly 30 years' experience in the residential property sector specialising in all aspects of issues that may face a residential landlord, Dorota advises registered providers on all aspects of housing management issues but has developed a particular expertise in relation to disrepair claims and increasingly, claims for unfitness for human habitation. Dorota leads a team of solicitors and paralegals who deal with a large volume of disrepair cases and fights hard to defend cases or settle them for as low a sum as possible. She has reviewed registered providers' policies and procedures and advised in relation to complaints made to the Housing Ombudsman.

The legislative framework: Introduction to the Social Housing (Regulation) Act 2023 and how Section 10A of the Landlord and Tenant Act 1985 was amended to implement Awaab’s Law.

Response time requirements: Clear explanation of mandated timeframes for investigating and remedying emergency and non-emergency hazards—what's expected and what's enforceable.

Operational duties for landlords: Overview of compliance obligations, communication standards with tenants, and documentation processes required under the Hazards in Social Housing Regulations 2025.

Tenant rights and enforcement pathways: Guidance on redress mechanisms, the role of the Regulator and Ombudsman, and what happens when landlords fall short.
