Practical strategies to build confidence and lead effectively, even in unfamiliar situations.
Introducing our most ambitious offer yet!
In 2027, social housing is being asked to do two things at once: fix everything it already owns and build what the UK needs next.
The deadlines are statutory. The rent settlement is fixed for a decade. The people are the people you already have.
There is a reasonable response to this. Do what is mandated. Defer the rest. Wait for the funding to change.
It will not be enough.
The organisations that come out of 2027 in good shape will be the ones that tried something their peers thought was unreasonable - and tried it early, with evidence, alongside people who had already made the mistakes.
That is what DIN is for. Housing providers who share what worked, what didn’t, and get on with it.
DIN exists to help organisations imagine, design and deliver what comes next; not preserve the past or protect the present.
DIN membership 2027. Don’t wait to be asked.
What makes DIN different?
DIN isn't about keeping up; it's about helping you stay ahead. As the sector's leading voice on future leadership and organisational adaptability, we bring fresh thinking, honesty and real-life experience from way beyond housing - and from across the world.
Helping you build for the future means looking outwards and sideways at other sectors that are solving similar challenges and bringing these fresh insights back.
This means we find new perspectives and proven approaches you can adapt to your own challenges. From world-class speakers to practical tools, we promise substance over spin: authentic experts, real insight and ideas you can act on.
The challenges facing social housing will keep evolving. So will DIN; helping you anticipate what's next and shape a better future for your organisation and communities.
And with one fee covering everyone in your organisation, your whole team can make the most of your membership.

Current sector challenges
Social housing faces one of its most complex operating environments yet: rising regulatory expectations, ageing homes, financial pressures, decarbonisation and AI and other fast-moving technologies, all while striving to listen, show that tenant voices shape services and ultimately, deliver better outcomes.
We believe the best organisations don't simply respond to change; they use it to improve, embracing innovation without losing sight of what matters most - safe, high-quality homes and services that make a real difference to people's lives.

Shaped by our On the AI Pulse research, it spans all four channels, balancing the big-picture thinking with practical ways to put AI to work.
- AI essentials and ethics: what good, responsible AI looks like now that most colleagues already use it
- Governance and assurance: giving boards confidence, dealing with shadow AI, and keeping up with data law, the ICO's AI code and Ombudsman expectations
- What AI does well, and where it falls short: including the rise of AI agents and where a human must stay involved
- Navigating the market: choosing, buying and checking AI tools, including AI built into your existing systems
- Getting your data AI-ready: using your own housing data to support Awaab's Law, the Decent Homes Standard and net zero work

Our delivery channels
Find out more about each of our delivery channels below:
Leadership
The best leaders today aren't choosing between today's priorities and tomorrow's possibilities, they're learning to lead both, while tech and AI reshape how organisations operate.
DIN's leadership channel helps leaders look beyond day-to-day pressure to focus on what comes next - the skills, strategic thinking and practical approaches needed to build resilient organisations and create lasting value.
CEOs, executive directors, board members, aspiring leaders or anyone with leadership responsibilities; this channel builds the confidence, capability and perspective to lead through change.
Leaders must build safe, compliant, financially sustainable organisations while transforming services and maintaining tenant trust, as well as harnessing AI responsibly, so it enhances rather than replaces the human relationships at the heart of social housing.

People and culture
In 2027 and beyond, this channel explores what it takes to build organisations fit for a very different future; able to improvise, learn, rethink and perform, while remaining deeply human.
That means looking beyond technology to redesign work for better performance and grow human capability. We’ll explore enterprise leadership, cultures of learning and citizenship and the role of human judgement when the answers are not obvious.
CEOs, executive directors, people and transformation leaders, service directors and emerging leaders. This channel helps you redesign work, grow human capability, build agility and create cultures where people actively contribute.
Most organisations aren't struggling because people lack commitment; they're struggling because the world is changing faster than the way they work. Leaders must navigate complexity and decide well without perfect information, while looking ahead to a future shaped by AI and new ways of working.
- Reimagining work - redesigning work for better performance and outcomes
- Deeply human organisations - amplifying human capability as technology advances
- Modern leadership - enterprise thinking, influence, learning agility and improvisation
- Dual-horizon leadership - delivering today while redesigning for tomorrow
- Citizenship cultures - shifting from engagement to ownership and accountability
- Learning organisations - turning curiosity into organisational capability
- AI with purpose - improving judgement and unlocking capacity
Alongside our 'new for 2027' and 'offer summary' features, you'll also get:
NEW! Human advantage
- A flagship leadership experience for talented heads of service and senior leaders ready to expand their influence beyond their function and prepare for broader organisational leadership.

Digital and data
Digital, data and AI are transforming social housing; improving tenant experience, sharpening resource use, strengthening compliance and enabling smarter, faster decisions. But technology alone isn't the answer; it takes the right strategy, skills, governance and culture to turn opportunity into real outcomes.
Our digital and data channel delivery partners for 2027:
Digital, data and technology leaders, innovation teams, operational managers, executives and anyone improving services through technology, data or AI.
Organisations need to turn data into insight that improves decisions, while adopting AI responsibly with strong governance and tenant trust at its core. Fragmented systems need replacing, colleagues need the confidence to embrace new technology, and digital services need to be accessible and resident-centred.

Better decisions from data - across property, repairs, complaints and safety
-
AI confidence - building skills without unacceptable risk
-
Modern operating models - moving from reactive to predictive
-
Return on investment - demonstrating ROI from technology

Property
The property world is changing fast. By 2027, housing providers are balancing a growing list of regulations with the everyday challenge of keeping homes safe, warm and well maintained: Awaab's Law, the evolving Decent Homes Standard, the Future Homes Standard and continued Ombudsman scrutiny all raise the bar.
Rising costs, supply chain issues and biodiversity requirements make the job harder still. And while everyone wants to build more homes, we can't lose sight of the ones people already live in.
Our property delivery channel partner for 2027:
Anyone involved in the property side of social housing, from repairs, asset management and development to sustainability or investment. From connected homes and predictive maintenance to retrofit and smarter procurement, we cover what matters most.

What have you DIN for me?
Eight years ago, DIN set out to do things differently. To give social housing organisations a space to challenge assumptions, test what's next and learn from people and sectors who've already done it.
But what difference has it made to our members, partners and suppliers?
We wanted to know, so we asked!
What's the investment?
We're committed to keeping membership accessible and affordable for housing providers of every type and size, giving organisations what they need in a way everyone can access, for the best possible value for money.
